Septic Tank Pumping Recommendations When Selling Your Home

Do you own a home with a septic tank?

Septic tanks are a cost-efficient and safe way to manage the waste and water from your home. When they’re working right, they don’t require much thought. But, every so often, you do need to make sure your septic tank is getting the attention it needs.

Regular Maintenance

All septic tanks need to be regularly pumped. We recommend pumping a septic tank every 2-3 years. But the specifics of how many people are living in your home, how large your tank is, and other kinds of water use in your home can change the frequency you’ll need this service.

Buying and Selling

Wayne County requires septic pumping and inspection before you sell your home. You can do this up to six months before you sell your house. Washtenaw County also requires inspection up to a year before selling your house and pumping is also recommended.

In areas where septic tank pumping and inspection isn’t required for a sale, a buyer may still request to do it as part of their whole house inspection. If you’re buying a house with a septic system, we highly recommend you get an inspection and pumping to ensure you’re not inheriting a failing system.

What You Need to Know About County Septic Tank Regulations

Not sure what the rules are for buying or selling a home with a septic tank?

Selling a home takes a lot of work and can get complicated. We understand that most people won’t know all the rules even when it comes to one very important feature of their home: the septic tank. We’ll lay out all the information for you so that you know exactly what to do with your septic system before you sell your home.

Of the counties we typically serve, only two require septic tank inspections before you sell your home - Wayne and Washtenaw.

In Wayne County, you’ll need to pump your septic tank along with an inspection. The inspection is good for six months, so this is something you can take care of before you list your home! This ordinance was initially passed in 1999. The intention is to protect the water supplies of the county and the state from failing sewage management.

In Washtenaw, the county also requires inspections before you sell a home with a septic system. These inspections are good for an entire year. Although it’s not expressly stated that you need to pump your tank for an inspection, it’s often much easier to do so. Like Wayne County, this program also started in 1999 with the goal of protecting our water.
